The four symptoms that mean stop and call
A burning smell anywhere near an outlet, switch or panel. An outlet or cover plate that is warm to the touch. Scorch marks or discolouration around a receptacle. A breaker that trips again the moment you reset it. Any one of those means stop using that circuit and call, rather than resetting it one more time to see what happens.
The reason is simple. Those four are the symptoms of heat, and heat in an electrical system means a connection is carrying current across a gap it was never meant to cross. A breaker that keeps tripping is usually doing its job. Resetting it repeatedly asks a safety device to keep quiet about a fault that is still there.
One of our customers thought a handyman could sort out her electrical problems. What we actually found was the wiring on the way into the house, and once our technicians explained it to Oncor, Oncor sent a crew out immediately. That fault was never going to be found at the outlet where the symptom showed up.

How we find the fault instead of guessing at it
The dead front comes off first. We read conductor condition, how the neutrals and grounds are landed, whether anything has been backstabbed or double tapped, and what the actual load looks like against the bus rating. A great many recurring faults in the tri-cities' older housing stock are a loose or corroded connection rather than a failed device.
From there the fault gets isolated to a circuit and then to a point on that circuit. That means testing under load, not just checking continuity on a dead wire, because the connections that cause trouble are usually the ones that only misbehave once current is moving through them.
You get told what we found in plain words before a tool comes back out. If a repair is safe and practical we quote the repair. We do not use a fault as an opening to sell an upgrade the panel does not need.
Chapter 03
What a finished repair looks like
Conductors dressed back properly, terminations torqued, the breaker labelled for what it actually feeds, and the cover back on square. Every repair we complete follows the applicable local and national electrical codes, and the work is done by or under a licensed Master Electrician.
Where a repair has revealed something else worth knowing about, we say so and we tell you whether it is urgent, worth planning for, or simply worth being aware of. That is a different conversation from a quote, and we keep it that way.

Repairs in older commercial buildings
A large share of our commercial repair work is in older northeast Tarrant County buildings with outdated wiring, or panels that were sized for a tenant who moved out twenty years ago. The electrical problem is often really a load problem that arrived gradually.
We plan that work around how the business actually runs. The schedule gets coordinated ahead of time, the affected circuits get isolated rather than killing the whole building, and the interruption stays as short as the work honestly allows.
